Calgary Detached Home Market — May 2026 Report: Where Single-Family Homes Are Moving by District

The April 2026 CREB® numbers are out, and the story for detached single-family homes in Calgary is clear: while the broader market is balancing, detached homes remain tight with just 2.25 months of supply citywide.

But Calgary isn't one market. It's eight. Here's where detached homes are moving fastest, where prices are still climbing, and what it means if you're buying or selling in your district.

Citywide Detached Snapshot

  • Sales: 1,095 (flat YoY)
  • Benchmark price: $745,400 (-2.7% YoY, +0.55% month-over-month)
  • Months of supply: 2.25 (seller's market)
  • Sales-to-new-listings ratio: 59%

Prices are up month-over-month. Days on market sits at 30. This is a tight, active market just not the frenzied one of 2022.


The Luxury & Higher Price Point Story

Where Calgary detached sales are actually growing in 2026 vs. 2025 (YTD):

The higher you go, the stronger sales are getting. The $2M+ segment is up 17% year-over-year. Most of this activity is concentrated in West Calgary (Aspen, West Springs, Christie Park), NW Calgary (St. Andrews Heights, Edgemont Estates, Hamptons), and City Centre (Mount Royal, Roxboro, Elbow Park, Britannia).

Buyers relocating from Toronto and Vancouver are driving much of this for them, $2M in Calgary buys what $5M+ buys elsewhere.


NW Calgary - The Tightest Market in the City

Benchmark: $795,500 | Months of supply: 1.54 | S/NL ratio: 66.8% | MoM: +1.99%

NW Calgary is the tightest detached market in Calgary, full stop. Communities like Edgemont, Hamptons, Tuscany, Arbour Lake, Royal Oak, Rocky Ridge, Silver Springs, Citadel, and Scenic Acres are seeing strong activity.

Sellers: Properly priced homes are getting multiple offers. Your window of leverage is now. Buyers: Be pre-approved, be decisive, and expect competition on quality listings.


West Calgary - The Only District With Rising Prices

Benchmark: $1,007,600 | Months of supply: 1.73 | S/NL ratio: 64.4% | YoY: +2.3%

The CREB West district: Aspen Woods, West Springs, Patterson, Christie Park, Cougar Ridge, Signal Hill, Strathcona Park: is the only district in Calgary where detached benchmark prices are up year-over-year. Already the most expensive district, and still appreciating.

Sellers: This is the strongest detached market in the city by every metric. Buyers: Expect to pay full price or close to it for well-located homes.


South Calgary - Highest Sales Volume in the City

Benchmark: $720,600 | Months of supply: 1.76 | Sales: 259 (most in Calgary) | S/NL ratio: 65.6%

The South district including Lake Bonavista, Walden, Legacy, Silverado, Bridlewood, Evergreen, Pine Creek recorded more detached sales than any other district in April.

Sellers: Family buyers are active. Homes priced to comparables are selling quickly. Buyers: Inventory is moving don't wait on properties you like.


Southeast Calgary - Steady Family Demand

Benchmark: $696,700 | Months of supply: 1.99 | Sales: 175 | S/NL ratio: 61.4%

Lake communities and family-oriented neighbourhoods Mahogany, Cranston, Auburn Bay, Copperfield, New Brighton, McKenzie Towne, Seton, Rangeview continue to perform well.

Sellers: Tight conditions support pricing. Presentation matters. Buyers: Solid value compared to NW and West. Inventory choice is reasonable.


North Calgary - Balanced and Active

Benchmark: $645,400 | Months of supply: 2.36 | Sales: 162

Communities like Evanston, Carrington, Livingston, Sage Hill, Nolan Hill, Kincora, Sherwood, Panorama Hills are seeing solid activity at more accessible price points than the NW.

Sellers: Steady demand, modest YoY price softness (-5.75%)  price precisely. Buyers: Better selection than NW or West. Good entry point for families.


City Centre - Detached Above $978K

Benchmark: $978,700 | Months of supply: 3.13 | MoM: +1.45%

Inner-city detached homes - Mount Royal, Roxboro, Elbow Park, Britannia, Mission, Bridgeland, Inglewood, Bankview - are firmly in the higher price tier, with City Centre detached now averaging close to $1M.

Sellers: Buyers in this district are quality-driven. Staging and presentation are essential. Buyers: More choice here than in NW or West, but expect to pay a premium for inner-city land.


Northeast Calgary is A True Buyer's Market

Benchmark: $565,100 | Months of supply: 4.22 | YoY: -8.2%

Skyview Ranch, Redstone, Saddle Ridge, Cityscape, Cornerstone, Martindale, Taradale.

Sellers: Price precisely or sit. Buyers: Strong leverage is great for first-time buyers and investors.

East Calgary is Most Affordable Detached

Benchmark: $487,500 | Months of supply: 3.12 | YoY: -7.3%

Forest Lawn, Penbrooke Meadows, Dover, Erin Woods. Calgary's lowest entry point for detached homes.

Sellers: Be patient, price correctly. Buyers: Strong investor opportunity.
